Westlake Village is a planned community built around a man-made lake, straddling the Los Angeles and Ventura county line at the east end of the Conejo Valley. First Neighborhood was the community’s original tract, with single-story and two-story homes under trees that are now fully mature. Westlake Island has waterfront homes, Westlake Trails and Three Springs are hillside neighborhoods south of the freeway, the Trails a 1970s enclave on half-acre lots with walking paths, and North Ranch, on the Thousand Oaks side, has custom estates with concrete tile roofs on big lots.

The trees here were planted with the community and have had more than fifty years to grow. Coast live oaks, pines, sycamores, eucalyptus and the ornamentals around the lake all shed into the gutters, and oak tassels in late spring and pine needles year-round are the main load. Hillside breezes off the Santa Monica Mountains refill a clean run after every wind event, and Santa Ana days bring dust and dry leaves in from the open space. The 2018 Woolsey Fire burned into the community and took homes at Oak Forest Estates. In winter, overflow from a clogged run leaves marks on the stucco and stone that these homes tend to use, and on the hillside lots in Three Springs and North Ranch it sends water over slopes and into terraced landscaping.
